Selling a property: conveyancing without the chase

Selling a freehold or leasehold property in England or Wales. The contract pack goes out at the start rather than the end, the buyer’s enquiries are answered rather than left to accumulate, and you get regular written updates, usually weekly, until you complete.

How it works

We keep you updated in writing at every step.

  1. Instruction and papers

Your file is opened, identity checks are completed, your title is obtained and the protocol forms come to you.

    Week 1

  2. Contract pack and enquiries

The pack goes to the buyer’s solicitor; enquiries come back and are answered. On leasehold, the management pack is chased in parallel.

    Weeks 2–6

  3. Exchange of contracts

A completion date is agreed with the chain and contracts are exchanged. The date becomes binding here.

    Weeks 6–10

  4. Completion

Keys are released, your mortgage is redeemed, the agent is paid and the balance is sent to you the same day.

    Completion day

What’s included

  • Obtaining your title from HM Land Registry and checking it, and preparing the contract pack and the protocol forms
  • Answering, negotiating and reporting on the buyer’s enquiries
  • Obtaining your mortgage redemption statement and repaying your lender
  • Dealing with the estate agent and the chain through to exchange
  • Sending you the completion statement and the balance on the day

Selling a property from an estate

If you are an executor or administrator selling the home of someone who has died, the sale works much like any other, with a few extra steps. Estate sales and unregistered titles can add a few weeks.

  • The grant of probate (or letters of administration) is needed before contracts can be exchanged. You can instruct us, and put the property on the market, before it arrives.
  • All the executors sign the sale documents. They can be in different places, and each person’s identity is checked online.
  • Keep an empty property insured, and tell the insurer it is unoccupied.
  • If the property has never been registered at HM Land Registry, it may need a first registration, which adds time.
  • Our fees and the other costs are usually paid from the sale money at completion and shown on your completion statement. Your quote explains how fees are paid.

FAQs

Can I instruct before I have a buyer?

Yes, and it is usually the best thing you can do. The title can be obtained, the protocol forms completed and — on leasehold — the management pack ordered while the property is still being marketed. It routinely takes three to four weeks off the transaction once an offer is accepted.

Why does the leasehold management pack take so long?

Because it does not come from us. It is produced by the landlord or the managing agent, at their own speed and for their own fee, and there is no statutory deadline that forces it. That is exactly why it is ordered at the start of your sale rather than when the buyer asks.

I live outside the UK. Does that change anything?

The sale itself works the same way, but two things change. Identity verification has to be done to the standard required for documents issued outside the UK, and a disposal by a non-UK resident has to be reported to HMRC within 60 days of completion, separately from any tax return. Both are set out in your quote so neither arrives as a surprise.
