Buying and selling: one linked conveyancing matter
A linked sale and purchase in a chain, handled together from start to finish. Both files sit in the same place, so the two completion dates are held together rather than negotiated between two firms who each see only half of your move.
How it works
We keep you updated in writing at every step.
Both files opened together
Identity and source-of-funds checks are done once. Searches are ordered on the purchase and the contract pack is prepared on the sale, in the same week.
Week 1
Enquiries both ways
Enquiries are raised on the purchase and answered on the sale, with the chain’s position reported to you regularly, usually weekly.
Weeks 2–8
Simultaneous exchange
One completion date is agreed across the chain and both contracts are exchanged together.
Weeks 8–12
Completion and registration
The sale completes, the proceeds fund the purchase, keys change hands, and the Stamp Duty return and registration follow on the purchase.
Completion day; registration follows
What’s included
- Everything included on a sale and everything included on a purchase
- Synchronising exchange on both transactions and coordinating the completion date across the whole chain
- Redeeming your existing mortgage on the sale
- Applying the net sale proceeds to the purchase on the same day
- One written update covering both sides, usually weekly
Stamp Duty Land Tax depends on your circumstances, not only on the price. It is calculated for you in your written quote and confirmed formally before completion. Properties in Wales are subject to Land Transaction Tax instead.
Your Stamp Duty return must be filed and the tax paid within 14 days of completion.

FAQs
Can the two complete on different days?
They can, but it means either bridging finance or somewhere to live in between, and it is rarely what anyone wants. The normal arrangement is a simultaneous exchange and a simultaneous completion, which is why the whole chain has to agree one date.
What happens if one link in the chain pulls out?
Before exchange, nobody is bound and the chain either repairs itself or breaks. After exchange, the dates are contractual and a party who fails to complete is in breach. That difference is precisely why exchange is the moment everything is checked twice.
Is it cheaper than using two firms?
Your written quote prices the sale and the purchase together, so you can see the whole cost in one place. The bigger saving is usually in time: the two sides are not waiting on each other through two sets of correspondence.
