Remortgage conveyancing: the legal side of your new deal, handled for you

A new lender, a product transfer, or raising funds on a property you already own. Your lender’s requirements dealt with alongside your own, and your existing mortgage redeemed on the day the new one draws down.

How it works

We keep you updated in writing at every step.

  1. Instruction and checks

File opened, identity checks completed, title obtained and your lender’s instructions received.

    Week 1

  2. Title and lender conditions

The title is reported on to your lender and any conditions in the offer are satisfied.

    Weeks 1–3

  3. Completion

Funds are drawn down, your existing mortgage is redeemed and any balance is sent to you.

    Weeks 3–6

  4. Registration

The new charge is registered at HM Land Registry and the old one removed.

    After completion

What’s included

  • Obtaining and checking your title from HM Land Registry
  • Acting for your new lender and satisfying its conditions
  • Obtaining the redemption statement and repaying your existing lender
  • Dealing with the drawdown and the completion statement
  • Registering the new charge at HM Land Registry and removing the old charge from the title

Your lender’s free legal work, or us?

  • With “free legals”, your lender chooses the conveyancer. With us, you choose who acts for you and who you speak to.
  • Free legals are often fine for a simple switch where nothing else changes.
  • A solicitor you choose helps when something else is going on: a transfer of equity, extra borrowing, a leasehold issue, or a tight deadline.

What you’ll need

Typically 4–6 weeks from your mortgage offer.

  • Your mortgage offer, or the date you expect it
  • Your current lender’s name and your mortgage account number
  • Photo ID for everyone named on the title
  • On a leasehold flat: the freeholder’s or managing agent’s details

FAQs

Do I need a solicitor for a product transfer with the same lender?

Usually not. If you are simply moving to a new rate with your existing lender and nothing else changes, there is generally no legal work to do. If anything else changes — the amount, the names on the title, or the property — there is. Tell us which it is and you will get a straight answer before you pay anything.

Can I add or remove someone at the same time?

Yes, but it is two pieces of work rather than one: a remortgage and a transfer of equity, done together. It is more efficient than doing them separately, and your quote will show both.

How long does it take?

Four to six weeks is normal once the mortgage offer is issued. The parts that take time are the lender’s own conditions and, where there is one, the housing association or Homes England — none of which move faster for being chased daily, though they are chased weekly.
